Before you buy any plot, apartment or agricultural land in Pakistan, it is important to know how to check your property ownership. A seller may hold an allotment letter or a photocopy of a registry. However, these papers alone do not prove that the property is legally recorded in the seller’s name.
Many buyers searching for property verification online using CNIC expect a single nationwide website. There is not a single website in Pakistan. Instead, different provinces and Islamabad run separate systems, and each provides different information.
Therefore, treat every online result as an initial check. It is not a replacement for certified records and legal review.

How to Check Your Property Online in Punjab

Punjab has the most developed land record system in Pakistan. It is managed through the Punjab Land Records Authority (PLRA at punjab-zameen.gov.pk).
Before you start, understand what each record proves:
- Fard: recorded ownership and land details
- Registry: the transaction that transferred ownership
- Mutation (Intiqal): the ownership change updated in the revenue record
- e-Stamp: authenticity of the stamp used in a transaction
- Green Property Certificate: a QR-coded digital ownership document issued after biometric verification
Check them together, never in isolation. Here is the sequence:
1. Get the Online Fard
- To get Fard online, enter your district, tehsil, Mauza and CNIC/Khasara details.
- Then, match the owner’s name, father’s name, area and ownership share against the seller’s documents.
- Investigate any spelling differences.
2. Check the Registry of Deeds
Now, the portal uses a CNIC-based login, so confirm both parties’ names, deed number, property description and registration status.
3. Review the Old e-Registry.
Download the historical deed through “Record of Deeds Services”. It is advisable not to rely on a screenshot forwarded by the seller.
4. Verify the e-Stamp
Now, enter the challan number/scan the QR code. Remember, a genuine stamp does not prove ownership on its own.
5. Confirm the Mutation
It is important to check that an authorised officer has updated and verified the land record. Notably, a registered sale deed is not enough if the ownership has not been updated in the official revenue records.
6. Ask about the Green Property Certificate
This process involves a prescribed fee, CNIC and biometric verification by the competent authority.
7. Use the Punjab Zameen App
Install the Punjab Zameen app from official links. Never enter your CNIC or OTP on imitation websites.
The 2026 LDA Rule Every Lahore Buyer Must Know

From 1 July 2026, no plot in an LDA-regulated housing scheme can change hands without a Property Certificate issued by the Punjab Land Records Authority. A sale completed without one has no legal standing, and the authority can act against it under the LDA Act 1975.
This is the biggest change of the year, starting from July 1, 2026.
In practice:
- File-based buying and selling in Lahore housing schemes has been abolished.
- Each certificate carries a QR code that reveals the complete plot details on a single scan.
- Private schemes must upload their full purchase and sale records to the Housing Societies Management System (HSMS) by August 31, 2026, with the certificate linked to NADRA records and the e-Registry platform.
Property Verification Online by CNIC: What Actually Exists
There is no official portal in Pakistan that allows you to search for a person’s property.
- In Punjab, CNIC is required only for identity and login within the PLRA. In KPK, your CNIC is only used for appointments, e-stamping, and e-registry.
- In Islamabad, you cannot search for property through CNIC. CDA verifies a specific property you select.
This will help you protect yourself from fraudsters who sell fake “National Database Reports”.

- Firstly, register an IPVS account and verify it through the email link.
- After login select the property through the search field or the map.
- Lastly, request the Initial Property Verification Report, which is delivered electronically.

How to Check Your Property Ownership in Balochistan

Balochistan does not have a public search facility like Sindh. Thus, Land records are being computerised under the BLRMIS project. This began with Quetta, Gawadar, Jaffarabad and Pishin.
Later, it moved to Hub, Turbat tehsil, Usta Muhammad, Khanozai and Ormara. Phase II brings in Khuzdar, Lasbela, Sibi, Sohbatpur, Loralai, Mastung and Kharan.
It is advisable, until online access improves, to verify your record in person. For this, go to the Tehsil office, the Sub-Registrar, the Deputy Commissioner’s office or the concerned housing society.
Always verify the original documents and do not accept the copies.
What an Online Check Can and Cannot Confirm

So What it Confirms:
- It confirms whether the record exists
- The recorder name, location, area and registry availability
- Mutation status, society approval and e-Stamp authenticity.
What it Cannot Confirm:
- It cannot confirm a complete title chain
- Pending court cases
- Unrecorded inheritance claims
- Physical possessions, boundaries and encroachment

Warning Signs That Should Stop a Transaction

- Seller shows photocopies but refuses originals
- CNIC name does not match the ownership record
- Area or plot number differs across documents
- Mutation missing without explanation
- Society refuses to confirm the owner or file
- Plot sits in an unapproved block or extension
- Pressure for immediate cash payment
- Price unusually low, or several people claiming ownership
Guidance for Overseas Pakistanis
- Run the online check yourself through the provincial portal rather than trusting an agent’s word. Notably, CDA states its verification service was built primarily to facilitate overseas Pakistanis.
- Have any Power of Attorney attested through the Pakistani embassy or consulate in your country of residence.
- Ask for scanned copies of the registry, CNIC match and tax receipts before transferring money, never after.
Frequently Asked Questions
1: Is a Fard proof of final ownership?
A: No, it is an important record of rights. However, ownership is not only decided on its basis. You also need Mutation and the society record.
2: Are a registry and a Mutation the same?
A: No, a registry records the transfer transaction, whereas a Mutation updates the change in the revenue record. They both matter equally.
3: Can utility bills prove ownership?
A: No, they only support evidence of occupation, nothing more.
4: Can I buy after checking online?
A: Treat the online result as the start of due diligence. It is not the final approval. Certified records, a site visit and legal review come first.
Final Thoughts
It’s time to sum up the details: online portals have made property verification faster in Pakistan, but they only open the doors. Yet, ownership is proven through certified records and a proper legal review after a physical visit.
Thus, it is advisable to complete every step before you pay, because recovering money after a bad transfer is much more difficult than checking a record today.
